Capital Planning

May 5, 2023

With the weather improving, many of us are thinking about improvement projects needed around our house and around the community. Homeowners are out walking and reporting repairs needed on common area, Board Members are reviewing proposals for capital improvement projects and in some cases the prices are staggering, and inflation may be to blame, according to Reserve Advisors, an engineering firm that provides Reserve Studies and long-term planning tools to Homeowners Associations.

If you’re a Board Member, you may be interested in reading Reserve Advisors’ blog on inflation and reserves – the implications on capital planning. Remember, you are now required to have a Reserve Study done every 5 years. If you have any questions about this or need assistance bidding out a project in your community, contact us today. The Maredith Team is here to help you.

If you’re a Homeowner, you may be wondering how to get work done on common area. If you see something in need of repair, report it to your Community Manager! If you don’t know who your Community Manager is e-mail info@maredithmgmt.com to find out. For example, I was out walking my dog and decided to sit down and take a break. I am admittedly out of shape! Only, when I went to go sit down, the bench was covered in graffiti. I couldn’t believe my eyes. Who would do such a thing!? I’m not going to sit on a graffiit bench! I took a photo and texted it to 301-843-8111. Maredith Management texted me back and asked for an address nearby and a few days later I saw a crew on site cleaning the bench. Now, Coco Chanel (my dog, not the designer) and I can sit down on our daily walks without getting spray paint on our behinds! I’m just thrilled about this. I hope you will report concerns to Maredith Management too. This will keep our communities in good condition.

Enjoy the beauty of the season ahead.

Sincerely,

Mrs. Maredith
